MESSAGE FROM THE HOA PRESIDENT
Welcome to Eagle Bluff!
On behalf of the Eagle Bluff Homeowners Association, Inc. (EBHOA), and all of your new neighbors, I would like to welcome you to our community. Eagle Bluff is a hill top sanctuary which provides unique scenic views of the Tennessee River, mountains, and downtown lights. Conveniently located to Eagle Bluff is the Chattanooga Yacht Club, Harrison Bay State Park, and Chickamauga Dam. The downtown area featuring The Aquarium, Rock City, Incline Railway, Ruby Falls, the Art District, Walnut Street Bridge, River Park, and much more is just a few minutes away.
Included in this packet is some information about the EBHOA, Board of Directors, our neighborhood directory, and security. You will also find a registration form for the Highway 58 Volunteer Fire Department. This form is important and should be returned directly to them. The New Resident Information form should be completed and returned to the Board at the Eagle Bluff Mailbox or emailed to EagleBluffHOABoard@gmail.com so our database can be updated.
Each year the EBHOA hosts a yard sale, summer party, and a Christmas Party. We encourage you to participate in these events as the Summer Party and Christmas Party are at no cost to you. There is a small fee to participate in the annual yard sale.
Thank you for choosing Eagle Bluff as your new home. Our community is known for its friendly, outgoing, and caring neighbors. We hope you will enjoy it here as much as we do. Important Information
Please remember that trash pickup is on Tuesdays and Fridays. Also, our annual community garage sale will take place on Saturday, May 15th from 8am-12pm. Don't miss this opportunity to declutter and make some extra cash!
Helpful information
The Mailbox at the Guard House
The HOA mailbox is located at the Guard House on the right on your way into the subdivision. It is marked "Eagle Bluff HOA." This mailbox is for incoming mail only from residents and the US Postal Service. The US Postal Service DOES NOT pick up mail from this mailbox. Residents may put information in the box that they want to deliver to the Board such as HOA Dues Payment, Renovation Applications, Complaint Forms, etc.
PETS
Please familiarize yourself with our Covenants & Restrictions, Section 9, Page 12 on Animals. In summary, please clean up after your pet, and do not allow your pet to roam unattended. When outside, your pet should be on a leash at all times. Failure to use a leash are subject to a daily fine.
What RENOVATIONS Require HOA Approval?
Please familiarize yourself with our Covenants & Restrictions located on the Home Page directly under the Entrance Picture. For your convenience, an easy to read and understand list of "Projects that Require ARC Approval" is also included. Please complete the Renovation Application if needed from the Home Page.
Boats
The C&Rs require that you keep your boat in your garage or at a marina/storage facility. See Article 1, "General Covenants," Section 7. If you need to keep your boat on your property when you first move in for a short time, please inform the Board. We can provide you with a list of marinas and storage facilities.
Trailers/Golf Carts
The C&Rs require that you keep specialty vehicles in your garage or at a storage facility. See Article 1, "General Covenants," Section 7. If you need to keep specialty vehicles on your property when you first move in for a short time, please let us know. We understand the challenges of moving to a new home.
